APPRAISAL REVIEW

Appraisal review is often referred to as "appraising the appraisal". Our appraisal review services include technical desk reviews and technical field reviews suitable for negotiation, settlement or litigation support.

PRIVATE LENDING

We understand the risk investors face with equity based financing and ensure that lenders have the information they need to make prudent lending decisions. Our private lending appraisals are completed based on Home Trust appraisal requirements.

POWER OF SALE

We understand the unique position and obligations in power of sale situations. Our detailed appraisal reports provide in-depth property information and accurate values to ensure the mortgagee has the information they need.

RELOCATION APPRAISAL

We provide detailed appraisals to both corporations and relocation management companies to assist with the relocation process. Our appraisals are completed using the CERC residential appraisal form or the standard AIC report format, based on client requirements. 

MACHINERY & EQUIPMENT

We provide CUSPAP compliant appraisals for a wide range of machinery and equipment assets. We can assist with machinery and equipment appraisals for financing purposes, insurance, liquidation, taxation and more.

Apex Appraisal was founded by Sean Smith with the goal of providing superior service and the highest quality appraisal product to each and every one of our clients. Our focus on detailed inspections, thorough research and well-written reports ensures that our clients have the information they need. Our experience ensures accurate and reliable results. 

All of our appraisals are completed by members of the Appraisal Institute of Canada (AIC) and are in full compliance with the Canadian Uniform Standards of Appraisal Practice (CUSPAP). We are fully insured and all of our reports are covered by the Appraisal Institute's comprehensive professional liability insurance program. We adhere to a strict Ethics Standard to protect both the integrity of our industry and the best interests of our clients.

 

Our service area for most appraisal products covers the suburban areas of the east GTA, including the Durham Region (Pickering, Ajax, Whitby, Brooklin, Oshawa, Courtice, Bowmanville and Newcastle) as well as parts of Scarborough, Markham and Stouffville. CERC RELOCATION SPECIALIST™

Sean brings almost 15 years of real estate industry experience to Apex Appraisal and has been a member of the Appraisal Institute of Canada (AIC) since 2011. He holds a CRA designation with the AIC and has completed more than three thousand appraisals throughout the Durham Region and surrounding area, for financing, separation, estate settlement, capital gains calculation, relocation and power of sale purposes. 

 

Sean is also a member of the Toronto Regional Real Estate Board (TRREB) and a designated CERC Relocation Specialist™ with the Canadian Employee Relocation Council (CERC). He is an active member of the appraisal community, sitting as treasurer of the AIC Oshawa/Durham Chapter and serving on the AIC Ontario Leadership Development and Nominations Committee.
