PRIVATE LENDING APPRAISAL

Apex Appraisal is a trusted appraisal provider for a variety of private lenders. We understand the exposure to risk that private mortgage investors face with this type of equity based financing and ensure that the lenders have the information they need to make prudent decisions.
Our thorough inspections and detailed reports provide a clear assessment of the property condition, including identification and photographs of any outstanding repairs or deferred maintenance as well as any notable improvements. We make sure our clients see what we see. Reports are typically 25-30 pages in length and clearly communicate all relevant information, along with a thorough explanation of the valuation analysis and conclusion.
Private lending appraisals are completed by a fully designated member of the Appraisal Institute of Canada (AIC). We are fully insured with Professional Liability Insurance (errors and omissions) as well as general commercial liability insurance.
All of our private lending appraisal reports are completed based on Home Trust appraisal requirements and meet or exceed these criteria.
SERVICE TYPES AND TURNAROUND TIME
We provide full appraisals for private first and second mortgage lending, up to a maximum 85% loan-to-value. We do not provide desktop or drive-by appraisals for private lending due to the higher risk associated with this type of lending. We provide appraisals for residential properties ranging from single family dwellings up to three units only. Reports are completed within two business days of property inspection for most assignments.
Our service area covers the suburban areas of the east GTA, including the Durham Region (Pickering, Ajax, Whitby, Brooklin, Oshawa, Courtice, Bowmanville and Newcastle) as well as parts of Scarborough, Markham and Stouffville.
