Why AVMs and Online Estimators Can’t Replace a Professional Appraisal

Automated Valuation Models (AVMs) and free online estimators are quick and tempting when you want a ballpark figure. But they rely on databases and algorithms rather than a professional appraiser’s on-site inspection and local market knowledge.


AVMs are prone to missing renovations, deferred maintenance, non-conforming uses, zoning issues and sudden changes in market conditions. That makes them fine for casual curiosity, but not for matters that require accuracy and defensibility.


Where AVMs fall short


  • They aren’t real-time. Local markets can change in weeks or days, and AVMs don’t always reflect the latest sales or market activity.

  • No on-site inspection. Algorithms can’t see a new roof, a finished basement, hidden damage, or the overall degree of maintenance.

  • No standardized rules or oversight. Different AVMs produce different values for the same property.

  • They won’t check zoning issues. An AVM won’t tell you if a rental unit or property use is authorized or non-conforming.


AVMs can satisfy curiosity and can offer a useful starting point but are not appropriate when money, risk, or legal outcomes depend on a defensible value. For family law matters, estate settlement, lending, taxes or disputes you need a professional appraisal.


Why a full appraisal matters

  • On-site inspection. A professional appraiser measures and documents property conditions and features that materially affect value.

  • Real-time market analysis. Appraisers use the most up-to-date local sales and market trends, not stale database snapshots.

  • Due diligence. Professionals investigate municipal zoning regulations and by-laws that may impact value.

  • Independent and defensible. Lenders, insurers and courts accept professional appraisals because the reports are well-documented and transparent, performed by independent, objective and insured appraisal experts.


A full appraisal by a member of the Appraisal Institute of Canada (AIC) is the gold standard. When you need an accurate, independent opinion of value, there’s no substitute for a full appraisal by a qualified professional.
